- Real-Time Energy Management Platform: 220 East 42nd Street’s Engineering Team uses iES EnergyDesk, a real time energy management platform which monitors consumption in 15-minute intervals, tracks occupancy, and detects performance irregularities.
- BMS (Building Management System): 220 East 42nd Street is equipped with automated building systems that centralize the direct digital control of building systems and monitor space conditions with single-pane viewing to optimize energy performance.
- Retrocommissioning: Conduct ASHRAE Level II Energy Audits to identify energy efficiency opportunities and ensure building systems perform up to specifications.
- Green Cleaning: Our team procures products that conserve resources and limit exposure of building occupants and maintenance personnel to potentially hazardous chemical, biological, and particulate contaminants, which adversely affect air quality, human health, and the environment. Property Management is responsible for reviewing equipment inventory and purchase logs quarterly to confirm our standards are maintained.
- Water Conservation: Our team capitalizes on every opportunity to retrofit existing toilets, urinals, faucets, and showers with low-flow fixtures to reduce building-wide water consumption.
- Recycling: SL Green implemented a color-coordinated recycling system to streamline procedure and improve source separation. Janitorial staff is equipped with double-barrel waste bins to ensure that was streams remain separated, from initial pick-up in tenant spaces to drop-off at the loading dock.
- Recycling Training: SL Green’s Sustainability Team offers recycling trainings to all tenants annually. We offer recycling walkthroughs where we help tenants identity ways to improve recycling rates. We also distribute educational material and sample signage to help support tenant implementation of SL Green’s recycling program.
- Waste Audits: SL Green’s waste stream is audited annually to identify sources of contamination and identify areas for improvement.
- Electronic Waste: Complimentary Electronic Waste recycling services are offered to 220 East 42nd Street’s tenants throughout the year, preventing hazardous material from contaminating the waste stream.
